Buying or selling by auction is quite different from a normal conveyancing transaction for both the buyer and seller.

Once the hammer falls, you are committed to buy or sell come what may, no matter what problems may subsequently be discovered with the property.

At Rowlinsons we can provide expert pre-auction advice to avoid these risks as we are experienced in dealing with auction properties.

If you are selling a property at auction we can prepare the necessary auction pack required by the auctioneer and draft the special terms of the contract.  After the auction we will bring the sale to a conclusion and of course account to you for the proceeds.

Alternatively, if you are buying at auction, we recommend that you instruct us to act for you as quickly as possible and certainly before the auction.  We are then able to provide you with advice relating to the auction and the property itself and will check the auction pack and prepare a report on the issues arising from the auction pack.

If you are successful at the auction we can also assist with the post auction conveyancing (which is usually required to take place within 28 days) and the subsequent registration at the Land Registry.
