Commercial Conveyancing Solicitors

Commercial Property Solicitors for Buyers, Sellers, Investors and Developers

Our commercial conveyancing solicitors act for a wide range of clients across England and Wales. We regularly advise business owners buying premises for their own occupation, landlords acquiring investment property, developers dealing with land and site acquisitions, and established companies expanding or restructuring their property portfolios.

We understand that every transaction has its own legal and commercial drivers. Some clients are focused on completing quickly to meet operational deadlines. Others need support with lender requirements, title issues, rights of access, occupational arrangements, planning matters or the legal work connected with a wider business acquisition. Our role is to identify the issues early, explain the risks clearly and help you make informed decisions at each stage.

Our team has extensive experience handling the sale and purchase of a wide range of commercial property types, including offices and retail units, industrial and storage facilities, agricultural and development land, mixed-use buildings, and leisure premises such as pubs, restaurants, hotels, gyms and cafes. We also advise on new builds and bespoke commercial developments. We understand the specific risks, regulations and commercial considerations associated with each type of property, and our legal advice is always tailored to your business goals.

How we help businesses in property sales and purchases

When acting on a commercial property sale or purchase, our work goes far beyond simply preparing or reviewing the contract. We carry out due diligence on title and supporting documents, review searches where required, raise and respond to enquiries, report to you on key risks and protections, liaise with the other side and with your lender, and deal with the legal steps needed to get the matter to exchange and completion.

Where finance is involved, we can also review the lender’s requirements and deal with the loan documentation as part of the overall transaction. If the property forms part of a business purchase, or there are related licensing or operational issues, we can advise on those wider aspects too, helping to keep the transaction joined up and commercially focused.

Sales and Purchases of Commercial Property

Selling or buying commercial premises is often one of the biggest investments that you will ever make. Our commercial conveyancing solicitors have the necessary expertise to ensure that you get it right, whether the transaction involves offices, retail premises, industrial units, mixed-use property or development land. We have many years’ experience dealing with the sale and purchase of commercial property and understand how to progress matters as swiftly and as cost effectively as possible, often working to tight deadlines.

Commercial Leases and Landlord and Tenant Matters

We advise on the legal work required for commercial lease transactions, including the granting and negotiation of leases, agreements for lease, deeds of variation and deeds of surrender. If your matter involves occupation issues as well as the property transaction itself, we can help ensure that the lease terms support your wider business objectives and protect your position over the longer term.

Commercial Mortgages, Finance and Secured Lending

We have many years’ experience in dealing with banks, individuals and other financial institutions in relation to loans, finance arrangements, and mortgages for commercial property. Where funding is involved, we can liaise with your lender, review the finance documentation and help keep the lending process aligned with the wider transaction timetable.

Commercial and Mixed-Use Property Development

Whether you are a developer acquiring land for a new scheme or a business looking to build or expand commercial space, we can guide you through the legal processes and procedures required in all commercial property development transactions. Our role is to identify issues early, deal with the property due diligence and help support the progress of the development from acquisition through to completion.

Plot Sales for Developer Clients

Our team has many years of experience acting on behalf of developer clients in the sale of individual plots on a development. We can help put the necessary legal documentation in place and support an efficient process that works for the wider development timetable.

Options, Land Promotion and Overage Agreements

There can be significant value in land transactions, and our commercial property solicitors have the necessary expertise to advise on options, land promotion and overage arrangements. We help clients structure these agreements clearly and practically, with a view to protecting future value and supporting their commercial objectives.

Joint Venture Agreements

Where a property project is being undertaken with other parties, we can assist with the preparation of a Joint Venture Agreement. This helps ensure that the arrangement is clearly documented from the outset and that all parties have a workable framework in place to co-operate and achieve their objectives.

Planning Agreements and CIL

Our experts can help guide you through the legal aspects of the commercial property planning process, whether this is for the extension of existing commercial premises, the development of land or buildings, or the construction of a new property. Where planning obligations or Community Infrastructure Levy issues arise, we can advise as part of the wider transaction.

Commercial Property Pension Funding, SIPPs and SSASs

Our commercial property solicitors have particular expertise in dealing with pension providers and advising clients in connection with the incorporation of commercial property assets into a pension scheme. If you are acquiring, disposing of or restructuring commercial property through pension funding, we can provide joined-up legal advice tailored to that structure.

Commercial Property Auctions

It is essential to obtain legal advice both before and after a commercial property auction to avoid potential risks and costly mistakes. We can review the legal pack, report on key issues and help you move quickly where a commercial property is being bought or sold at auction.

Landlord Services

Where a transaction sits alongside wider landlord issues, we can also assist with landlord services connected with buying and selling property, difficult tenants and protecting property assets. This can be particularly helpful where your commercial conveyancing matter forms part of a broader property strategy.

Sale and Purchase of Businesses

If your commercial property transaction forms part of the sale or purchase of a business, we can provide joined-up advice to help keep the deal moving. We can assist where the transaction includes freehold or leasehold premises and work alongside the wider deal to ensure the property aspects are dealt with efficiently and in line with your commercial objectives.

Our aim is always to provide a practical service that matches the pace and priorities of the deal. We know that delays can affect funding, occupation dates, business planning and negotiations, so we work proactively to keep matters progressing and to resolve issues as efficiently as possible.
